The complex is a six-story, medium-sized building with a basement on two levels and consists of 29 luxury apartments. Given the prestigious location and pricing, attempts have been made to push the boundaries with specifications and hand-picked finishes to deliver on the promise of exclusivity and luxury. All units were sold off-plan within weeks of being launched, breaking sales records for the Central Coast region.

Air Forced Air, an air conditioning specialist based in West Gosford, worked with construction company Central Real to meet the tender requirements that include air conditioning in all 29 luxury apartments and mechanical services in the basement, including parking garage fumes and fresh air in the lobby , included, and a complete mechanical package for air and services. Each apartment would also require individual temperature controls.

VRF J-IIS systems from Fujitsu General (Aust.) Pty Limited were specified by Air Forced Air because they met the premium quality expectations of the project.

Each apartment required up to five indoor units to cover all bedrooms and the living area. Although the limited space above the cabinets was a challenge, it was solved with the Fujitsu Slimline Bulkhead Units (ARXK), which included mini-ducts with drain pumps that made them ideal for this high-specification installation.

15 outdoor units were placed on the roof, while 14 were housed in the parking lot. The units were wall-mounted over a garbage truck in the basement without affecting the available floor space. The total system capacity of the Fujitsu VRF systems installed in the Marina Apartments was 373.6 kW.

“We had a large ventilated area for the garbage truck to drive into so the units could be hidden in the parking lot,” said Richard Ellis of Central Real. “This didn’t cause any noise or ventilation problems. There was no negative feedback and the installation was flawless, which is a testament to the quality of the capabilities of Air Forced Air and the Fujitsu system. “

Fujitsu General’s in-house project engineers worked with Air Forced Air to provide selection data, system design and efficiency ratings for the Marina Apartments specification.
